Gas safety certificates
The gas safety information confirms that the gas appliance or gas fitting has been checked to see if it is working safely and in accordance with the law and Gas Safe. This information may also advise when the appliance is due its next service. As a landlord, you are legally responsible for making sure that a Gas Safe registered engineer checks the gas appliances in your rental properties every 12 months. You must supply your tenant with a copy of these gas safety Certificates within 28 days of the checks being done, or give a copy of the gas safety certificate to a new tenant before they move in. The landlord is legally required to keep a record of each safety check for two years.
After we, or any Gas Safe registered engineer has fitted or serviced your gas appliance, the engineer will leave you with a report which explains what checks they did. This report may be issued as a gas safety certificate, sometimes referred to as a gas safety record depending on the job you have asked them to do.


It isn't always a legal requirement for the engineer to give you this type of information, but our engineers will provide it or similar. This certificate tells you that the gas appliance is safe and the work meets the right standards and regulations. It will also tell you when you next need to service the appliance. Make a note of this date in your diary.

Whether you have a new gas hob, decorative fire installation or require a boiler service, we will issue you with a Gas certificate. This certificate ensures you that the job has been performed to the building regulations and "Gas Safe" standards. We also have flue gas analysers, which work out the Efficiency and safety of your gas appliances. These provide you with a date and time print out report signed by the engineer and the customer.

In the event of the escape of gas turn off supply on the supply valve, open windows, and contact the Gas Company on 0800 111 999 and they will be able to assist you further. Remember gas can be fatal.
What should I expect from my gas safety check or service?
During one of our gas safety checks or services, we will be checking:
- your appliance is burning correctly and not producing Carbon Monoxide
- harmful gases are being removed from the appliance safely to the air outside
- that any ventilation routes are clear and work properly
- all the safety devices are working As a minimum, the record of a gas safety check must check:
- appliances are positioned in the right place
- any flue or chimney serving appliances is safe and installed correctly
- there is a good supply of combustion air (ventilation) to appliances
- to make sure appliances are on the right setting and are burning correctly
- appliances are operating correctly and are safe to use
Understanding the law for rental accommodation
As a landlord letting a property with gas appliances installed, you need to ensure it is compliant with the law
relating to gas safety.
You must make sure that all pipe work, appliances and flues provided for tenants are maintained in a safe
condition, and a gas safety check is carried out every year. Only a Gas Safe registered engineer can carry out the
safety check in your properties. Remember, you must give your tenants a copy of the gas safety certificate within
28 days of it being carried out or before they move in.
In addition to this, you are also obliged to show your tenants how they can turn off the gas supply in the event of a
gas leak.
What information does the Landlords Gas Safety certificate contain?
As a minimum, the certificate of a gas safety check must contain:
- description and location of each appliance and/or flue checked
- name, registration number and signature of the engineer who carried out the check
- date on which the appliance and/or flue was checked
- the address of the property at which the appliance and/or flue is installed
- the name and address of the landlord (and the letting agent if applicable)
- any defect identifi ed and any action required or taken to fix it
- confirmation of the results of operational safety checks carried out on the appliances.
Are a gas safety check and a service the same thing?
Not quite. A service includes a thorough clean of the appliance as well as the gas safety checks.
For a gas safety check or a service, essential safety checks are done to make sure gas fittings and appliances are safe to use. These checks include;
- checking the flue or chimney to make sure the products of combustion (fumes) are being safely removed to outside.
- checking there is an adequate supply of fresh air so the gas burns properly.
- checking the appliance is burning the gas properly.
